Our Process

Process is crucial in home construction as it fosters numerous opportunities for customer input, ensuring alignment between your vision and the final outcome. Additionally, a structured process provides a shared understanding of cost, scope, timeline, and other essential factors that help things flow smoothly.

Initial Discovery

On a call or in person, we’ll meet with you to discuss your goals and vision for your project and determine whether Pine Creek is the best fit. We’ll also visit your home or proposed site with you to get a full picture of the property.

Concept Scope & Budget

In alignment with your goals, we’ll create a conceptual scope of the project, a budget for preconstruction services and an estimated budget for construction.

*If you are working with an architect, we will provide a Project Proposal based on the architectural plans presented.

If our proposed concept scope and budget align with your expectations, we can move forward with a preconstruction agreement.

Our talented design team will draft blueprints and elevations to begin bringing your vision to life while aligning with leading industry practices and the unique needs of your site.

Where things start to get really fun! We’ll work with you to make specific color, material and detailed design choices for your home. Our team provides a highly interactive, visual and tactile experience so you can control how your home will look and feel.

Based on the design drafts and your specific design selections, we’ll calculate and provide you with a comprehensive and accurate final budget for your project.

With any final tweaks to scope and budget, we’ll draw up and enter into a construction agreement with you.

The building process for a new home typically takes 9-10 months (with factors, like weather, inspections and materials supply creating some unpredictability) and consists of several phases. Our team will handle all necessary permitting, contracting and site management. During each construction phase, you can track progress with transparency on Builder Trend.

 

Establish production schedule and share on customer portal 2 weeks
Permitting 2 weeks
Site prep, protecting existing structures, demolition as needed, excavation 6 weeks
Foundation poured and cured 1 week
Framing and structure built 3 weeks
Roofing, windows, doors, weather barrier and siding installed 1 week
Plumbing, HVAC and electrical 4 weeks
Air sealing and insulation 1 week
Interior wall finishing 5 weeks
Trims, stairs, molding and cabinets 6 weeks
Final paint 2 weeks
Flooring installed 2 weeks
Decorative hardware, fixtures and appliances 2 weeks
Pine Creek Quality Inspection 1 week

With the home finished, we’ll walk with you through the home to ensure everything is perfect and make any final changes as needed before handing you the keys!
